How do you land the best home for you in a competitive Colorado real estate market?  Sellers may receive more than one bid for the property that you want.  That is why you had best assume that both your offer and your demeanor could affect the outcome.  Be sure to work with a buyer’s real estate agent in the Southeast Colorado market, someone who can effectively help and who represents your interests.

Now, think what can be done to improve your offer and favorability with seller.  Can you sell yourself, or maybe your dog’s pedigree?

Show Financial Strength

First off, get preapproved by your bank.  Stay within your means and financial comfort level.  This reduces anxiety and creates calmness, a curious requirement for success.  The bank preapproval letter put the seller at ease.  It shows the Seller that you are financially able to close the deal.  Also, prepare the necessary paperwork to show financial strength.  Bank statements, preapproval letter, proof of funds.  Allow some wiggle room in the amount stated on the preapproval letter to give you room to raise your bid.
